Responsibilities
- Provide building maintenance, repair and services
- Perform preventive maintenance, repair and trouble-shooting of M&E systems
- Perform routine inspection on M&E fixtures and fittings, cooling towers and chillers
- Supervise term contractors in repair and testing of M&E services
- Attend to fault report or compliant, breakdown and customer service requests
- Report on irregularities
- Accurate and timely completion of maintenance logs, schedules, etc

Requirements
- Minimum 2-3 years of relevant experience in building or facilities maintenance
- NITEC in Building Services, Electrical, Mechanical, Facility Technology or equivalent
- Good working knowledge in building, mechanical & electrical systems
- Basic knowledge of MS Word and Excel
- Be independent, self-motivated and a good team player
- Service-oriented mindset
- Willing to work on rotating shift, public holidays and weekends

Responsibilities
- Assist the Property Manager to ensure the smooth operation and effective management of the property
- Responsible for the day to day operations of a MCST property
- Convene and attend Council Meetings; Organize and conduct Annual General Meetings
- Prepare minutes and reports for the meetings
- Ensure compliance with BMSMA, relevant laws, government rules and regulations and company’s policies
- Work with Property Manager to develop good practices and technical know-how within property management team
- Manage service providers and work with them closely to resolve operational issues
- Advise and guide the executives/technicians on building matters
- Carry out periodic site inspection for the premises
- Obtain quotations, issue of purchase order for repairs, purchasing of parts & materials, replacement works, etc
- Review and renew maintenance term contracts
- Investigate incident cases & recommend measures to prevent recurrence when necessary
- Approval & control of works permit submit by contractors
- Ensure delivery of quality service standards.
- Cultivate cordial relationship with all related parties
- Handle any other assignments as and when directed by the Management
Requirements
- Degree or Diploma in Building Services / Property Management / Project & Facilities Management or related studies.
- Strong building knowledge with 4-5 years’ relevant experience in similar capacity
- Good working knowledge of Building Maintenance & Strata Management Act (BMSMA)
- Conversant with local codes of practice and regulations.
- Good working knowledge in building, plumbing & sanitary, mechanical and electrical system.
- Good experience in tenants fitting out works.
- Able to work closely with leasing, negotiations, due diligence and documentation.
- Good CAPEX & OPEX working experience.
- For term contract & CAPEX, able to invite competent vendors, call tender, evaluate and make recommendation.
- Experience in contract administration.
- Good interpersonal and communication.
- Proficient in MS Office.

Responsibilities
- Assist the HOD in managing project to meet milestones.
- Co-ordinate and follow up with all relevant parties to ensure that activities are on track to meet deadlines.
- Co-ordinate and organize meetings and to take minutes of meeting sessions.
- Review progress claims by Consultants, Contractors and Suppliers. Prepare requisition of variation orders (RVOs) and liaise with Consultants and Contractors on contractual and commercial matters.
- Monitor and tabulate all progressive and miscellaneous payment schedules into IPS system and excel records. Ensure compliance with internal payment processes.
- Keep records of all information related to project for documentation, clarification and presentation to Management.
Prepare and compile monthly progress reports for Management review. - Responsible for OSH program and accreditation.
Handle any other assignments as and when directed by the Management
Requirements
- Degree or Diploma in Civil/Building/Quantity Surveying/Mechanical & Electrical or related studies.
- Minimum 3 years of working experience in contract administration for large projects
Meticulous, analytical and proactive - Good interpersonal and communication skills.
Proficient in MS Office.
